This project is a re-development and adaptive reuse of an block retail building from 1961. The project was a originally an antique store until the 2010’s; the new owners, whom have been in the neighborhood for more than 20 years, are looking to relocate their accounting firm into their own space and add a coffee shop. The existing structure maintains the existing footprint of the original but is lifted with a new structure above the existing to provide more ceiling height and modern face to a growing Central Phoenix. The project was designed using a laser scanned point cloud to show the owners accurately existing conditions to remain and the scope of the changes

PLAN CONCEPT
The project consists of two suites similar to the existing layout - one for the owner’s accounting business and the other for a coffee shop. The line of the building on the west is now set back from the edge of the existing slab to create an overhang and covered porch to provide a transition between the street and the interior versus the current abrupt transition between the entrance and parking lot.

INTERIOR DESIGN
The interior is intended to contrast with the industrial exteriors through the use of natural wood finishes and soft pastel paints and colors. The new truss roof structure is left exposed and painted to express the buildings industrial character.
